Virtual Staging Disclosure: How to Label Edited Listing Photos
October 1, 2026 · 4 min read
Edited photos are useful marketing. Undisclosed edits can mislead buyers and create risk for you. Clear labels solve both.
What to disclose
Disclose any edit that changes what is shown: virtual staging, decluttering, twilight conversion, landscaping changes and custom edits. Basic corrections like exposure are generally not considered alterations, but rules differ.
How to label
Put a visible label on the image itself and mention it in the listing remarks. Keep the original photo in the gallery when possible.
Check your local rules
Requirements vary by MLS, brokerage and state. ListingShot AI labels results automatically ('Virtually Staged', 'AI Enhanced', 'Digitally Decluttered' and others), but we don't claim MLS compliance; confirm the rules that apply to you.
